Last week I had a sale fall through because of a home inspection that was unsatisfactory to the buyer. Bummer. This situation may have been avoided had the seller completed a pre-listing home inspection. Instead, the buyer, unhappy with what the home inspector discovered, decided he wanted to look for another home in better condition. &lt;/p&gt;&lt;p&gt;Buying a home can be a stressful experience and no buyer likes surprises from a home inspection. Even worse, buyers often &amp;quot;horriblize&amp;quot; repair issues, estimating much higher numbers than a repair may actually cost. In today's market, with so much inventory to choose from, a buyer, when faced with an unsatisfactory home inspection, is likely to either move on to a home in better condition or attempt to negotiate for a big price reduction to complete the transaction. The time necessary to get estimates and repairs completed can also complicate the need to close by a specific date. There is no question that homes in superior condition sell faster. With fewer homes selling, increasing inventory, and buyers who can afford to be choosy, paying for a home inspection prior to listing, then making the recommended repairs, may be a small price to pay to get your home sold. &lt;/p&gt;&lt;p&gt;Do it. &lt;/p&gt;</Description>
