Home listings and sales in Ledyard during the week of 8/20/06

After a 40% increase in area home prices from 2002-2005 , the National Association of Realtors chief economist predicted  a “breather” for 2006 with a more moderate increase in home prices but still a “historically strong year” with increases in the 5-6% range nationwide.  It appears his prediction will be accurate as the final quarter of the year finds Ledyard inventory at its highest level in several years with 128 active listings.  Compare this to 2004, when only 85 homes were on the market at this time.  There have been 121 home sales so far this year in Ledyard compared to 166 sales last year at this time. We have a long way to go to catch up to last year’s total of 238 home sales.   The good news - inventory remains at 128 active listings this week - this is the third week at that number so inventory appears to have stablized. And we are pretty proud of the 5 pending sales this week since they were all our listings!   There were 7 new listings this week.
