There are 100 active residential listings in Ledyard, priced from a low of $74,900 to a high of $1,644,876 on a historic home on 68 acres in Ledyard. (I bet there is a story about that listing price.) As you know, if you've been reading this newsletter for awhile, I get concerned when inventory goes over 100. I expect inventory to drop on July 1st when a number of listings expire on June 30th. There were 4 pending sales reported this week and only 3 new listings.That is a trend that would be nice to see continued. There were 3 closed sales reported bringing this years closed sales up to 60. The lowest priced sale reported this year is $103,000 and the highest priced sale was $385,000. To put this in perspective, in 2007, I reported 104 closed sales on this date. Ouch.
