 Showings increased since the Thanksgiving break, but the big news this week in Ledyard Real Estate is the number of price reductions on currently active listings. There were 11 price reductions totaling $125,000. The lowest price reduction was $5000 while the highest was $40,000. The majority of reductions were between $10,000 and $15,000.
There were 8 new listings, 1 pending sale and 5 closed sales in the past 7 days. There are currently 138 closed sales in Ledyard which would indicate that the number of sales this year will be a slight increase over the number of closed sales in 2008. The average price will tell quite a different story. I expect when the year is over we will have seen an average sales price drop of about 15%, obviously not great news for Ledyard homeowners. Below you will find a chart of the price ranges and quantity of home sales to date in Ledyard. The highest home sale in Ledyard in 2009 still remains at $385,000.

There were 213 residential home sales in Ledyard in 2007. The highest priced home to sell in 2009: $385,000
