 As you might expect, the short Thanksgiving week was quiet as far as real estate sales.There was only 1 pending listing last week in Ledyard and that listing was priced at $219,000. Of the 19 pending sales in, only 2 were listed over $300,000. The median price of the 19 homes pending is $209,900.
December is typically the slowest month in real estate although I believe August is a close second. January can be busy or slow and is very dependent on the weather. Buyers hate snow as much as I do. Of the 133 sales so far this year, 47 sold within the first 30 days, 40 sold within 30 - 90 days, and 46 took longer than 90 days to sell, with most of those taking more than 120 days. I've always said that homes sell either very quickly or seem to take forever. Pricing is always the key although sometimes location, a messy neighbor, or a steep driveway can trump even what seems to be a good price. The good news for buyers is very low interest rates combined with the extended Tax Credit. That should translate to good news for some Ledyard sellers, particularly those in the under $250,000 price range. |
