There is no question that the $8000 tax credit for first time home buyers can be credited for keeping our market busy through the summer and fall especially in the lower price ranges. Since the program is slated to end on November 30th, it will be interesting to see if we experience any significant drop in pending transactions as time runs out. Two of my own listings sold this weekend to first time buyers; both homes were priced under $220,000.
Trulia reports that the Northeast has the most homes listed that have had price reductions. One in three homes in Connecticut has had a price reduction. In Ledyard, almost half of all active listings have had a price reduction. There are currently 19 homes "pending" in Ledyard, the highest is priced at $315,000. Last week there were 2 new listings, 3 pending sales, but no closed sales.
