 As expected, there was a dip in inventory in Ledyard last week when a few homes expired from the market on June 30th. Inventory stands at 97 active listings. And in a trend which fits nicely with the 4th of July Holiday, there were 4 new listings, 4 pending sales and 4 closed sales last week!
For those that like statistics, the median list price in Gales Ferry and Ledyard hovers around the $270,000 mark with a median square footage of about 1875 square feet. The big news this week was price reductions. 9 homes listed in Ledyard were reduced in price with 8 of those price reductions over $10,000. Ledyard is no different than the rest of New London County where 27% of the homes listed have been reduced at some time during their listing period. If you are feeling depressed about Eastern Connecticut's real estate market, Bloomberg.com reported that about 73 percent of all existing houses and condos sold last month in the Las Vegas-Paradise area were foreclosures and the median price dropped 44% from a year ago. Now THAT is depressing news.
