Things are looking up! It was a very good week for showings and deposits. I don't want to jinx the market by saying that I think we've turned the corner but it sure feels that way. Inventory remains under 100 (this is good news). Although there were 7 new listings this week, there were 6 pending sales to report. (More good news).
On to the not so good news. There were two closings reported in the last 7 days, one closed at $210,000 and the other closed at $103,000. What's missing in Ledyard is move up buyers. I wrote a short post on that subject last week. Over the past few weeks, I've heard a fair amount of grumbling about Ledyard taxes. With so many homes to chose from, some buyers are simply not looking in Ledyard due to the high taxes. Ledyard's average home sale price is one of the lowest in the area and I can't help but wonder if that statistic is a result of our high taxes. Number of Ledyard Homes Currently Pending: 28 Number of Homes Sold in 2009: 50 There were 143 residential home sales in Ledyard in 2008. There were 213 residential home sales in Ledyard in 2007.
