Ledyard and Gales Ferry Real Estate Update

There are currently 114 active listings in Ledyard, up slightly from last week, but down from 120 listings on December 15th.  A year ago thee were only 85 active listings in Ledyard on this date.  For the second week in a row, there were no pending sales reported in Ledyard. There are only a total of 7 residental sales currently pending in town. Snow doesn't help, as some buyers would rather stay home than navigate icy driveways and sidewalks to view homes.

There were 4 closed sales reported last week.  The year ended with 140 closed residential home sales, down over 30% from last year. (This number does not include mobile homes or condominiums.)

The best news to report this week is the same as last week.  Interest rates remain extremely favorable and buyers are visiting my Eastern CT Home Finder in improved numbers compared to the previous several months.  Showings have begun to increase in most price ranges.

Unfortunately, without many sales or closings to report, this update, although easy to prepare, remains shorter than I'd like.
