If your home is on the market, feedback is an important tool in getting your home sold. By listening carefully to what agents and their buyers have to say, you can make the necessary adjustments to condition or pricing. My real estate office in Gales Ferry uses a little technology tool called Home Feedback to obtain feedback via email and relay it to our client sellers. By making it easy for a buyer's agent to give feedback, our feedback response rate is over 75%, much higher than the industry average.
Don't be insulted by bad feedback. Instead, consider it good information and make the necessary adjustments to your home's condition or price. If you receive feedback that the house is too dark, open drapes and turn on lights prior to a showing. If the feedback is that your home is too small, consider moving that extra "stuff" to a local storage shed. You can't do anything about a steep driveway or the sound of traffic in your backyard but buyers may be telling you that a price reduction is in order. If you have had 12 showings without an offer, then you need to reposition your home on the market. That's a nice way of saying your price is too high. | | | |
