| August 06, 2006 | | Home listings and sales in Ledyard during the week of 7/31/06 | This weekly update is very similar to my updates of the past several weeks - more new listings than pending or closed sales. (Several of the new listings are not really new but simply re-listings of homes that have expired or withdrawn.) There were 11 price reductions this week. There are 127 active listings in Ledyard, not much of a change since last week. In 2005 there were approximately 250 closed sales in Ledyard with 129 of those sales happening during the first half of the year. Through June 30, 2006 there have been 93 closed sales, a decrease of 28%. With the number of buyers dwindling, it is important to "dress your house" for success when showing your home. There are fewer showings in every price range, so make every showing count! We've had a few showings lately to folks who haven't sold their own homes in another state or buyers who "just started looking". Although this can be frustrating to read as feedback, it is important for other agents to view your home to bring back the information to their offices about your condition and pricing. A real "live" showing, even if the client is not quite ready to buy is the best way to show off your home to other agents. Open houses and broker open houses, once a good marketing idea, are increasing in number and are very poorly attended. | | | |
