| July 25, 2006 | | Home listings and sales in Ledyard during the week of 7/16/06 | I spent the second half of the week in New York City with Kerry, my Client Care Manager. We attended the Howard Brinton Star Power Conference. In addition to some great marketing ideas and technology tips, there was plenty of time for networking. Although I thought I had a good understanding of market conditions around the country, I was more than a bit surprised of some of the stories I heard. Michigan, California and Florida seemed particularly hard hit with falling prices and rising inventory. I tried to take the opportunity to speak with agents and "pick their brains" about strategies. Most talked about the importance of price and condtion. In contrast to those downward spiraling markets, Eastern CT hasn't seen significant price drops although some indications are that it could happen here if inventory continues to increase.
Inventory in Ledyard now stands at 129, the highest level since September, 2005. There were 14 new listings this week, only 1 pending sale, and 3 closed sales.
