Gales Ferry/Ledyard Weekly Update

Home listings and sales in Ledyard during the week of 6/25/06

There were 8 new listings this week in Ledyard. Of the 8, only 5 were actual new listings as the others were re-listings of homes that had expired or been withdrawn from the market. There were 3 pending listings this week and 9 closed sales. The last few days of the month are the biggest closing days of each month and this month was no exception.

Pending sales are a good indicator of market conditions. Pending sales are those listings which are "on deposit" but not yet closed. Most closing takes place within 60 days from the time they are pending. There are currently 25 pending sales in Ledyard. Of these, only 2 are over $400,000. 16 of the pending sales are under $300,000.
