Gales Ferry/Ledyard Weekly Update

Home Listings and Sales in Ledyard during the week of 5/21/06
Housing inventory rose across the nation to a number which represents about a 6-month supply at the current rate of sale.  New England is no exception nor is Eastern CT. On April 30, 2005, the number of homes on the market in Eastern CT stood at approximately 2800.  Since that time the number of new listings has continued to increase, and on April 30, 2006, the number of active listings topped the 4,000 mark, over a 60% increase since the same time last year.  In April alone, there were more than 1000 new listings with only 400 home sales during that same period. (As reported by the Eastern CT Multiple Listing Service.)
 
In Ledyard this week, there were 12 new listings, as inventory climbed to reach the 110 mark, the highest point in several months.   There were 3 pending sales, all under the $350,000 mark and 5 closed sales.  Although we did manage to sell a few homes this week, in general the phones were extremely quiet as folks prepared for graduations, proms and Memorial Day cookouts.  Out of town buyers are still arriving now that school is out in many parts of the nation.  Buyers will be looking to settle in before school starts in August.
