Inventory in Ledyard is hovering at slightly above 100 listings. This is a reasonable supply of listings - not the low of last spring but certainly not an oversupply. There were 7 new listings in Ledyard this week but 4 expired/withdrawn listings and 4 pending listings resulted in a stable active inventory. Of the 4 pending listings, they were all priced less than $350,000. There were 7 closed listings - 6 were under that magic $350,000 mark and 1 was under $400,000. I decided to do a quick look at the numbers in anticipation of a 6 month report and found the following: There have been 54 home sales so far this year. (Significantly off last years totals). Of those, 5 sold for less than $200,000, 28 sold for less than $300,000, 15 sold for less than $400,000 and only 6 sold for $400,000 or more. The week ahead? Busy or slow? With the Memorial Day weekend coming up, it could go either way. Holiday Weekends are hard to gauge. Out of town buyers will often show up for a long weekend. Local shoppers tend to get involved with family plans for the holiday. Either way, if your home is on the market, it might be a good time to purchase some pots of flowers for the front door. I checked out Farmer Pete (Alice's Acres) on Military Highway and Holdridge's in Ledyard and they have a ton of good stuff!
